Swanage's summer sells itself. Its winter needs a plan. Our winter let management keeps a Swanage property earning from November to March: the railway and Christmas weekends priced early, walkers caught on fair-weather weekends, and the long midwinter weeks let to guests who stay for a month. The Swanage winter, from November to March

November. The carnival bunting is long gone and the town is quiet. In some years the Sandbanks ferry is away for its refit, which makes Bournemouth a longer drive. Early November is when we fill the winter with longer bookings.

Late November to Christmas Eve. The Swanage Railway runs its Father Christmas trains from Swanage to Norden through Corfe Castle, and families come for the weekend. Father Christmas switches on the pier lights, the Rotary Christmas market fills Station Road and Institute Road, artisans sell from beach huts on Shore Road and the Purbeck Christmas Tree Festival opens at Emmanuel Baptist Church.

January to March. The coast path brings walkers when the weather allows, the railway has held winter events in January, and the February half term brings families back. The rest is long stays.

Winter-ready stock

Many Swanage holiday flats are in Victorian stone villas, and stone keeps the cold in. A flat that suits August can be uncomfortable in January unless the heating is up to it. Before we open a winter calendar we check that the heating heats every room, the hot water lasts, the windows close properly and the wifi can carry a video call. Houses higher up the town need parking, because the hill is steep. A sea view is a bonus; warmth is essential.

Weekly and monthly rates

Railway weekends, Christmas, New Year and half term carry nightly prices with minimum stays. Everything else is sold weekly or monthly. A monthly guest pays less per night than a December couple, but the property is let every night of the month, with one changeover rather than eight, so the cleaning company you pay comes out less often. The local market

The Swanage letting market

A Purbeck seaside town at the eastern end of the Jurassic Coast. Victorian stone villas and terraces, many divided into holiday flats, and family houses on the slopes above the bay let to families, walkers and divers. It is a classic weekly-let market: very strong in summer and in festival weeks, good at Easter and half terms, quiet in midwinter.

Swanage is a summer town that has learned to do December. The Swanage Railway runs its Father Christmas trains from the town to Norden through Corfe Castle (the 2025 Yuletide Express ran from 29 November to Christmas Eve), Father Christmas switches on the pier illuminations, and Swanage and Purbeck Rotary hold a Christmas market in Station Road and Institute Road. Those weeks bring families and couples for weekends.

January and February are harder. The town is at the end of the peninsula, the Sandbanks chain ferry is withdrawn for a refit in some Novembers, and short-break demand depends on the weather. What works is the coast path, which brings walkers on any bright weekend, and long stays: remote workers, people relocating to Purbeck, and contractors working at Wytch Farm a few miles inland.

What brings guests to Swanage

  • Swanage Beach. A gently sloping sandy beach, sheltered and generally calm, in the middle of the town. It is what brings families for full weeks in the school holidays.
  • Jurassic Coast and the coast path. The town sits at the eastern end of the World Heritage Site, with cliff walks north to Old Harry Rocks and Studland and south to Durlston Country Park. Walkers fill spring and autumn, which gives Swanage a longer season than the beach alone would.
  • Swanage Railway. The heritage steam line runs from the town through Corfe Castle, with event days through the year. It draws families and rail enthusiasts, including on off-peak weekends.
  • Carnival and festivals. Swanage Carnival runs for eight days from late July into August, and the town also hosts jazz, folk and blues festivals. These are weeks to set prices and minimum stays for well in advance.
  • Pier and diving. The Victorian pier is home to a long-established dive school, and the bay is one of Britain's best-known sites for learning to scuba dive. Divers book weekends from spring to autumn.

Winter let management in Swanage: questions

Is it worth letting a Swanage flat after the summer?

Yes, if it is set up for winter guests. Short breaks hold up through the October half term and return for the December railway and Christmas events. January and February are the real test. A warm flat with good wifi can take a remote worker or a contractor for a month, which earns more over the winter than waiting for occasional weekend couples. We plan the winter in September, before the summer calendar has emptied.

Which December events bring guests to Swanage?

The Swanage Railway's Father Christmas trains, which in 2025 ran from 29 November to 24 December between Swanage and Norden; the pier lights switch-on; the Christmas market run by Swanage and Purbeck Rotary; and the Purbeck Christmas Tree Festival at Emmanuel Baptist Church. Dates change each year, and the 2025 pier and market events were moved for bad weather, so we check them every autumn.

Do walkers really come to Swanage in January?

On good weekends, yes. The South West Coast Path runs north to Old Harry Rocks and Studland and south to Durlston Country Park, and winter light on the cliffs is a reason to come. Walkers want a warm house, a place to dry kit and parking, and they book late when the forecast looks fair. We keep weekend nights open for them between longer stays.

How does the Sandbanks ferry affect winter bookings?

When the ferry runs, Bournemouth and Poole are a short crossing away, which helps guests and our team. When it pauses for its refit, usually for about a fortnight in November every couple of years, the route is the long way round through Wareham. We tell guests in the arrival message, and we schedule inspections and changeovers around the closure.

What happens to carnival week if I take a winter tenant?

Nothing, because we agree the end date of every long stay before accepting it, normally well before Easter. Swanage Carnival week and the summer holidays stay open for families booking months ahead. A stay of 28 nights or more can raise business rates and tenancy questions, so we set it up with the agreement that fits and do not extend it without checking.

Do winter bookings help with council tax in Swanage?

They can. Swanage is in Dorset Council's area, which has charged a 100% premium on furnished second homes since 1 April 2025. If a property is available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead.
