Tuckton in winter is a different place from Tuckton in August. The boats come off the river, the ferry from the tea gardens stops at the end of October and the families who fill the bungalows for a week have gone home. The houses are still warm, near the water and a short walk from Christchurch over the bridge, and that is enough for a certain kind of winter guest. The winter guest in Tuckton

Tuckton's winter bookings are quieter and longer than its summer ones. The guests who take them are mostly:

  • People moving to the area. Southbourne and Christchurch draw families and retirees, and many sell elsewhere before they find the right house here. A furnished house by the river for two or three months lets them look in person.
  • Remote workers who want a calm base for a month and a walk on Hengistbury Head at lunchtime.
  • Visiting relatives. Christchurch, over the bridge, has an older population than most of England, and families come for Christmas or stay to help after a hospital stay. The Royal Bournemouth Hospital is a short drive north through Iford.
  • Households between homes, during a renovation, a delayed completion or an insurance repair.

Contractors are a smaller share here than in north Bournemouth, but a house with parking still picks up some winter work stays.

Getting a riverside house ready for winter

A Tuckton house that sells on its garden in summer has to sell on comfort in January. Before winter we check the heating in every room, the boiler service date and any damp near the river, and we photograph the house warm and lit. Guests on a long stay look for a desk, wifi that copes with video calls, a washing machine, a driveway and a short walk to the shops on Tuckton Road. Council tax, rates and the 28-night line

Tuckton is in BCP Council's area. A furnished second home pays a 100% council tax premium unless it was available to let for 140 nights and actually let for 70, when it moves to business rates; winter bookings help meet that test. Stays of 28 nights or more are where caution is needed: they may count differently for rates, and a let to someone making the house their home could become a tenancy that blocks the summer. The local market

The Tuckton letting market

The riverside corner of east Bournemouth, where the River Stour meets Tuckton Bridge and Christchurch lies on the far bank. Interwar and postwar houses and bungalows, with a few riverside homes towards Wick, let to families, walkers and couples who want the river, Hengistbury Head and Southbourne's beach within reach, but a quieter base than the seafront.

Tuckton is a summer place first. Families take whole houses for a week by the river, and the ferry from the tea gardens runs only from April to October. When it stops, the passing holiday trade thins, and an owner has to decide what the house does until Easter.

The answer in Tuckton is longer stays from people who want to live quietly near the water for a while: households moving to Southbourne or Christchurch who have not found a house yet, people working from home who would rather look at the Stour than a town street, and relatives of retired residents on both banks. Bookings run from a week at Christmas to three months over the new year.

The trade-off is that a long winter stay must finish in time for spring. We agree end dates before Easter so the summer weeks, where most of a Tuckton house's income is made, stay open.

What brings guests to Tuckton

  • The River Stour and Tuckton Tea Gardens. Tuckton Tea Gardens sit on the river by the bridge, with self-drive boat hire and a riverside cafe. From April to October a vintage ferry runs from here to Wick Ferry, Christchurch Quay and Mudeford Sandbank, which gives guests a day out without the car.
  • Tuckton Bridge and Christchurch. The 1905 ferro-concrete bridge is the lowest crossing of the Stour and leads straight into Christchurch. Guests can walk or cycle to the Priory, the Quay and the town's restaurants, so a Tuckton stay gets two towns for one booking.
  • Wick and Hengistbury Head. Wick, with its thatched cottages and the Wick Ferry crossing, adjoins Wick Fields, part of the Hengistbury Head nature reserve. Walkers and birdwatchers book in spring and autumn, which stretches the season beyond the school holidays.
  • Southbourne Beach within a walk. The beach at Southbourne is about a mile south, down the zig-zag paths or the seasonal Fisherman's Walk cliff lift. Families get the beach week they want while staying by the river, with Tuckton Road's shops for daily needs.

Winter let management in Tuckton: questions

Does a Tuckton house earn anything in winter?

It can, but less than in summer, and the work is different. From November to March the holiday trade is light, so income comes from fewer, longer bookings: relocating families, remote workers, relatives visiting over Christmas and people between homes in Southbourne or Christchurch. A house that is warm, has parking and fast wifi, and is offered by the week or month, holds its winter far better than one waiting for weekend breaks.

What do winter guests want from a riverside house?

Warmth and dry storage before anything else. Houses near the Stour and Wick can feel damp in a wet winter, so working heating, a dehumidifier if the house needs one and somewhere to leave muddy boots and wet coats matter. A desk with a view, a driveway and a washing machine come next. Guests on a month-long stay also value a short walk to the Tuckton Road shops.

Will a long winter booking spoil my summer calendar?

Not if the end date is set first. We agree a latest finish, usually before the Easter holidays, before we open winter long stays, and the summer weeks go on sale early for the families who book them months ahead. A guest who wants to stay past that date is offered an extension only if the weeks are still free. You can also hold back any dates you want in the owner portal.

Is the Christchurch side of the river busier in winter?

Christchurch has a larger town centre over the bridge, and some winter guests choose Tuckton precisely to be close to it while staying somewhere quieter. We manage on both banks on the same terms, so if you own on the BH23 side, or have a house each side, one team prices them together. Winter demand on both banks leans on long stays rather than holidays.

How do you price a Tuckton house for a month in January?

We quote a monthly total that includes heating, power, water and wifi, set from your running costs and what similar furnished homes in BH6 and Christchurch are achieving at the time. January and February take the deepest long-stay rate; Christmas and New Year are priced as a short peak of their own. The weeks either side of a long booking are opened to shorter stays and reviewed daily.

Do stays of 28 nights or more raise any issues in Tuckton?

Yes, wherever the house is. A stay of 28 nights or more may count differently towards the business rates letting test, and an individual who makes the house their home could become an assured tenant under the Renters' Rights Act, which would make the summer hard to recover.
