Rules, rates and the right agreement

A booking of more than 28 nights does not count towards the 70 let nights a year that put a self-catering property on business rates. A house let mostly by the month may therefore pay council tax, and BCP Council charges a 100% premium on furnished second homes. Families raise the tenancy question too: a household that keeps its own home and is here during a repair is in a different position from one that has made your house its only home, which since 1 May 2026 could be an assured periodic tenancy. There are few furnished houses of this size anywhere in Bournemouth, so a well-presented one has little competition for those guests. Bournemouth University's Talbot Campus is about a kilometre away on Wallisdown Road, and Arts University Bournemouth is beside it.

A big house also costs more to turn round, which makes the long stay more attractive here than in a flat: one family for a term replaces a run of group changeovers. Summer holidays still pay well, so long stays are usually placed from autumn to spring.

Is there demand for long stays in houses as large as those in Talbot Woods?

There is, from a narrow group. Families relocating for senior roles at the hospitals, the universities or the larger employers sometimes want a furnished house of four or more bedrooms for a term. Insurers need comparable homes for families whose large house is out of use after a flood or fire. Such houses are scarce, which helps. Why do insurers look for houses of a similar size?

A household insurance policy generally aims to keep the family in comparable accommodation while the home is repaired, and near their schools and work. A family from a five-bedroom house cannot easily be placed in a two-bed flat. Insurers and placement agents search for furnished houses that match, often at short notice and for an uncertain length of time, so we agree the rate, the minimum period and the terms for any extension at the start.

Against what it would earn as a holiday let on the same dates, after the cost of turning a large house round. A changeover for a big house takes more cleaning time and more linen, so a single family staying through the winter saves real money. We set monthly rates by season, review the calendar daily, and keep July and August for holiday groups where that earns more.
