Winter guests judge a property on different things from summer guests. A sea view matters less than a warm house, a reliable connection and somewhere to park.

  • The Priory and the Quay. Cottages that sell on character in summer. In winter they need good heating and an honest note about parking to compete.

How a Christchurch winter runs

Holiday bookings tail off after the October half term. The Christmas lights are switched on in late November, and Christmas and New Year bring families visiting relatives for a few nights. January and February are the slow weeks for short breaks, and that is where weekly and monthly stays carry the calendar. March brings the first spring weekends.

We set winter rates by length of stay. A week is priced below the nightly rate, a month below that again, because a guest who stays longer costs less in cleaning, linen and wear. What BCP Council and the 28-night line mean in Christchurch

Christchurch is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025. A property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead, but only lettings of 28 nights or less count towards those 70. So we usually keep some shorter stays in the winter calendar, and we use the right agreement for each longer one. The local market

The Christchurch letting market

An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.

Christchurch empties of holidaymakers sooner than Bournemouth, but the town does not stop in winter. The Monday street market runs along the High Street every week of the year, the Christmas lights are switched on in late November, and the employers to the north and west keep working. The Aviation Business Park at Bournemouth Airport, a few miles away at Hurn, is one of the largest employment sites in Dorset, and the Royal Bournemouth Hospital on Castle Lane East is a short drive from the town centre.

So the winter guest here is usually not on holiday. Engineers on project work, relatives staying near a parent in hospital or moving into care, people between homes and remote workers trading a city flat for a few quiet weeks book from a week to three months. Houses and flats with parking, good heating and fast wifi near the station, Bargates or Somerford suit them better than a cottage by the Priory with no drive.

The trade-off is the 28-night line. A letting longer than 28 nights does not count towards the 70 let nights in the business rates test, so a calendar filled with one long stay can put the property back on council tax with BCP Council's 100% second homes premium.

What brings guests to Christchurch

  • Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
  • Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
  • Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
  • Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
  • New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Who actually books a Christchurch property in January?

Mostly people here for a reason other than the sea. Engineers and contractors working on projects at the Aviation Business Park, families staying near a relative at the Royal Bournemouth Hospital or Christchurch Hospital at Fairmile, households between a sale and a purchase, and remote workers on a month's change of scene. Walkers and birdwatchers add weekends. We price for those guests rather than waiting for short breaks that rarely come in January.

Is it worth letting my Christchurch flat by the month over winter?

Often, yes. A monthly booking means one changeover instead of many, lower cleaning bills and less wear, at a lower nightly rate than a summer week. Whether it beats a run of short stays depends on the property and the business rates position, because lettings over 28 nights do not count as let nights in the test. Does the Monday market bring winter bookings?

It helps rather than drives them. The traditional street market fills the High Street every Monday through the year, and it gives a guest staying a fortnight something to do and somewhere to shop. We mention it in listings for flats within a walk of the High Street, alongside the Christmas lights switch-on in late November, but we do not price on it the way we price the May food festival.

How does Flexiestays fit with my other listings?

It can become one. A let to a company, or a genuine holiday, sits outside the assured tenancy rules, but an individual who makes the property their only or main home may have a tenancy whatever the booking is called, and since 1 May 2026 that would be an assured periodic tenancy.
