Bransgore sits on the edge of the New Forest, a short drive north-east of Christchurch, and in winter it draws a different crowd from the coast. Sea Breeze's winter let management in Bransgore keeps village cottages and family houses let from November to March to forest walkers, remote workers, families visiting relatives and contractors, then clears the calendar for the summer.
Bransgore houses that suit winter guests
- Cottages near the village centre. Character, a log burner if there is one, and the Crown Inn and the Three Tuns within reach. These carry the winter weekends.
- Detached houses and bungalows with gardens. Room and parking for a family visiting relatives or a contractor team, and gardens for dogs.
- Homes towards Thorney Hill and Holmsley. Closest to the open forest, which walkers will pay for, though the lanes need good directions after dark.
Village houses can be harder to heat than coastal flats. A winter let here depends on heating that works, safe and serviced stoves, and decent broadband, which in rural roads is worth testing before the listing goes live.
Bransgore through the winter
November weekends still bring walkers for the autumn colour and the ponies on the heath. December is shaped by Christmas: families gather, and cottages near the forest are booked for the holiday itself. January and February are the slowest for weekends, so weekly and monthly stays matter most then. March sees the forest weekends pick up.
We quote three winter rates: weekend, weekly and monthly, each per night lower than the last. Christmas and New Year are priced separately.
Your summer is protected in the same way as on the coast. Every long stay has an end date agreed before the keys are handed over, usually ahead of the Easter holidays when forest families start booking, and the weeks you want for yourself stay blocked in the owner portal. If a winter guest asks to stay on, we look at the spring calendar first. A short gap between a long stay and the first spring booking also gives time for a deep clean and any repairs the recommended local firms need to do.
Who books Bransgore in winter
Walkers and dog owners on the forest paths. Couples wanting a quiet forest break. Remote workers on a month away from the city. Families staying near relatives in Christchurch, Highcliffe and Burton. Contractors working at the airport business parks across the Avon valley or on projects in Christchurch. Every Bransgore home we manage is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, which takes only 8% on what it books.
New Forest District rules for a winter let
Council tax is set by New Forest District Council, which charges a 100% premium on furnished second homes. Business rates replace it where the property meets the 140 nights available and 70 let test, and stays over 28 nights are not counted. A guest who makes the house their main home can raise tenancy questions, so each long stay goes on the right agreement. Planning sits with the district council or, inside the park, the National Park Authority. The rules that apply across the country are set out in holiday let regulations in England.

The Bransgore letting market
A Hampshire village north-east of Christchurch that straddles the New Forest National Park boundary, with most of the village outside it. Cottages, detached houses and bungalows with gardens let to walkers, riders, cyclists, dog owners and families who want the open forest on the doorstep and Christchurch and the beaches a short drive south.
Bransgore is the one village on this stretch where winter visitors come for the landscape rather than despite the season. The heath and inclosures around Holmsley and Thorney Hill are walked all year, and a cottage with a wood burner and a pub at the end of the lane is what many people picture for a winter break in the New Forest.
Alongside the walkers are the longer stays. Christchurch is a short drive south, so families visiting relatives there, and contractors working around Bournemouth Airport on the far side of the Avon valley, sometimes choose a village house with more space and a garden. Remote workers want a quiet month with the forest outside, provided the broadband is good.
Bransgore is in Hampshire and New Forest District, unlike its BCP neighbours, and part of the parish lies inside the National Park. The council tax rules match BCP's in effect, but planning questions can go to a different authority.
What brings guests to Bransgore
- The open forest at Holmsley and Thorney Hill. The parish runs up to Thorney Hill and the forest inclosures around Holmsley, with walks across heath and woodland where ponies graze. Walkers and cyclists book spring and autumn weekends, not only summer.
- Village pubs and shops. The Crown Inn and the Three Tuns both date from the 18th century, and the village has a post office, pharmacy, bakery and greengrocer. Guests staying a week can manage without driving for every meal.
- Christchurch and the coast. Bransgore's post town is Christchurch, a short drive south, with Mudeford Quay, Highcliffe and Avon Beach beyond. Families split their week between forest and sea.
- Hinton Admiral station. The main line station for Highcliffe and Walkford lies in Bransgore parish, with South Western Railway trains towards London Waterloo, Southampton and Bournemouth. Guests arriving by train need a taxi or a lift for the last stretch.
- Burley and the forest villages. Burley, one of the best known New Forest villages, is a short drive north. Bransgore gives guests the forest at a lower profile and often with more space and parking.

Full pricing and what is extraWinter let management in Bransgore: questions
Do walkers really book Bransgore in winter?
Yes, mostly for weekends and short weeks. The forest around Holmsley and Thorney Hill is open all year, the ponies are out on the heath, and the village pubs make a good end to a winter walk. Walkers want a warm house, somewhere for muddy boots and dogs if you allow them, and clear directions for the last mile on lanes without street lights.
Is there a second homes premium on a Bransgore winter let?
New Forest District Council has charged a 100% premium on furnished second homes since 1 April 2025, so a holiday home that is nobody's main residence pays double. A self-catering property available for 140 nights and let for 70 over the previous year is assessed for business rates instead. Lettings longer than 28 nights do not count towards the 70, which matters if the winter is let to one guest.
Does it matter that part of Bransgore is in the National Park?
For letting it rarely changes day-to-day management, but it decides who handles planning. For most of the village New Forest District Council is the planning authority; for the part inside the park it is the New Forest National Park Authority, which has its own policies. Check your address before changing the use of a building or adding accommodation. Council tax comes from the district council either way.
Can remote workers manage a month in Bransgore?
If the connection is good, yes, and it is the first thing they ask. The village has a post office, pharmacy, bakery and greengrocer, so a guest staying a month need not drive for everything. Hinton Admiral station lies in the parish, with trains towards London Waterloo and Southampton, though guests need a lift or a taxi for the last stretch. We state broadband speed in the listing.
How do you price a Bransgore house in winter?
By length of stay. Forest weekends carry a nightly rate, a full week costs less per night, and a month less again because you save on changeovers and laundry. Christmas and New Year are priced on their own, as cottages near the forest are sought after for both. Rates are reviewed daily, and January and February are priced to win longer bookings.
Where do winter guests find a Bransgore house?
Walkers and short-break couples come through Booking.com, Airbnb and Vrbo. Longer-stay guests search Flexiestays, our group's platform and Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings. The listing describes Bransgore as a New Forest village near Christchurch, so it is found by both kinds of guest from one calendar.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
