Most Forest villages go quiet between New Year and Easter. Brockenhurst holds up better, because people keep arriving for reasons that have nothing to do with the season: a train from London, a job at the college, a winter wedding at one of the hotels. Our winter let management in Brockenhurst sets a house up to catch those guests as well as the Christmas and fireside crowd. It is the village edition of our winter let management service.

The winter guest list

  • Rail weekenders. Couples from London and Southampton who step off the train and walk to the Forest. They book Friday to Sunday and want a cottage they can reach on foot.
  • Christmas and New Year families. A cottage among the trees for the holiday week, often booked months ahead.
  • Hotel overflow. The Balmer Lawn, Careys Manor and Rhinefield House host Christmas parties, winter weddings and events. Guests who cannot get a room, or want a house for the family, look in the village.
  • College staff and visitors. Brockenhurst College is a large sixth form and adult college. New staff, visiting lecturers and examiners need somewhere for a week or a term.
  • Hybrid and remote workers who want a month in the Forest with a station at the end of the road.
  • Walkers with dogs, who have the heath largely to themselves from November to February.

What a winter guest checks first

Warmth, then distance. A stove or open fire that has been swept, central heating that reaches the back bedroom, and thick curtains. After that, the walk: minutes to the station, the shops and the watersplash, and whether the lane is lit. Hybrid workers ask about broadband and a desk. Walkers ask where muddy boots and a wet dog go. A porch or utility room with hooks and a drying rail answers that.

Winter rates by the week and month

Christmas, New Year and any big hotel event weekend sell as short stays at peak prices. Other weekends are priced for two-night breaks. From the second week of January to half term in February, midweek nights rarely fill as short stays, so we offer weekly and monthly lets instead, priced to reflect one changeover rather than several. Bills on a monthly stay are agreed with you in advance.

Where Flexiestays fits

Planning, council tax and the 28-night line

Brockenhurst is one of the four defined villages in the National Park Local Plan, and the New Forest National Park Authority decides planning, including flues on the front of a house. New Forest District Council collects council tax and has charged a 100% second homes premium since April 2025, unless the property qualifies for business rates by being available for 140 nights and let for 70. A stay of 28 nights or more may not count towards that test and can create a tenancy if the guest makes it their home, so we use the right agreement for each stay. The local market

The Brockenhurst letting market

One of the largest villages in the New Forest, inside the National Park, where ponies, donkeys and cattle walk the streets. Cottages, Victorian villas and family houses let to cyclists, walkers, families, wedding guests and Londoners arriving by train. Council tax is New Forest District Council; planning is the New Forest National Park Authority.

Brockenhurst's winter advantage is the railway. Trains run from the village to London Waterloo, the fastest in about an hour and a half, and to Southampton and Bournemouth, so a guest can arrive on a Friday evening in December without a car, and a hybrid worker can stay a month and still reach an office. Few places inside the National Park can say that.

The village also has year-round institutions. Brockenhurst College draws students from across the region and employs several hundred staff, and the Balmer Lawn, Careys Manor and nearby Rhinefield House hold Christmas parties, winter weddings and events that send guests looking for a cottage when the hotel is full.

What earns most in winter is a cottage or house within a walk of the station and the shops, warm, with a wood burner and a garden gate that shuts against the ponies. A property further out needs parking and a well-lit approach to compete.

What brings guests to Brockenhurst

  • Main line station. Brockenhurst station has South Western Railway trains to London Waterloo, the fastest in about an hour and a half, and to Southampton, Bournemouth and Weymouth. It is the junction for the Lymington branch. Car-free guests can stay here.
  • Ponies and the open forest. Ponies, donkeys and cattle roam the village and drink at the watersplash. Heath and woodland start at the edge of the village, which brings walkers and families all year.
  • Cycling. Gravel forest tracks run out from the village, including routes to Rhinefield, and bikes can be hired at the station car park. Cyclists book weekends from spring to autumn and want secure bike storage.
  • Country house hotels and weddings. The Balmer Lawn, Careys Manor and nearby Rhinefield House hold weddings and events. Guests who cannot get a room, or want a house for the family, book cottages in the village.
  • New Forest Show. The New Forest and Hampshire County Show is held each July over three days at New Park, on the edge of Brockenhurst. It is one of the busiest weeks of the village year.

Do people really come to Brockenhurst by train in winter?

Yes, and it is the village's edge over most of the Forest. Brockenhurst station has direct trains to London Waterloo, the fastest taking about an hour and a half, as well as to Southampton, Bournemouth and Weymouth. Weekenders arrive without a car and walk out onto the Forest from the platform. For them we give the walking time from the station in the first line of the listing and photograph the route.

Will a hybrid worker take a Brockenhurst house for a month?

Some do, if the property is set up for it. They need broadband that holds a video call, a desk and chair rather than the kitchen table, and good heating in the room they work in. The station lets them reach London or Southampton when they must. We price such stays monthly and agree in advance whether bills are included. Ask us about the broadband at your address before we market it.

Are the ponies still in the village in winter?

Yes. Ponies, donkeys and cattle graze the village all year, and in the dark months they stand on unlit roads and verges. Our arrival messages tell winter guests to drive slowly, keep the garden gate shut and never feed or pet the animals, which a local order prohibits. Guests arriving after dark get directions that do not rely on satnav.

Can I fit a wood burner in a Brockenhurst cottage?

Brockenhurst is inside the National Park, so the New Forest National Park Authority is the planning authority. A new flue on a roof slope or wall that faces the road and forms the front or side of the house falls outside permitted development there and needs permission, and a listed cottage needs listed building consent. Talk to the Authority and a registered installer before buying the stove.

What is the best way to price a Brockenhurst winter?

In three parts. Christmas, New Year and hotel event weekends are priced as peaks. Ordinary winter weekends are priced for train-borne couples on two-night breaks. January and February midweeks go to weekly and monthly stays, which cover the quietest weeks and save changeovers. We review every rate daily against what is booking in the village.
