Most New Forest holiday homes are bought for the summer and then sit dark for a third of the year. Winter let management in the New Forest is the part of our work that fills the months from November to March: Christmas and New Year breaks, weekends by the fire, and stays of a week to several months for people who need a furnished house in the Forest for work or family. It is our winter let management service applied to the National Park and the towns on its edge, run from our Bournemouth office.
Who comes to the Forest in winter
- Couples and small groups on fireside breaks. They book Friday to Sunday, mostly from autumn half term to the end of February, and filter for a wood burner before anything else.
- Christmas and New Year households. Families take a cottage or a large village house for the holiday week. Nearby attractions run Christmas programmes, Beaulieu and Paultons Park among them, and Lyndhurst has held a Christmas fun day on its High Street.
- Dog owners and walkers. The ground-nesting season starts on 1 March, so winter is when dogs can range most freely on the open Forest, under close control.
- Contractors and people on placement. Work at Fawley refinery on the eastern side, building projects along the A31 and the A35, and staff at Lymington New Forest Hospital and Brockenhurst College all need beds for weeks at a time.
- Families visiting older relatives, especially around Christmas and after a hospital stay, and remote workers who want a quiet month away from a city.
What the house needs before November
Autumn is the time to get the property winter-ready. Sweep the chimney and service the boiler. Check that the stove has a fireguard and that a carbon monoxide alarm sits in every room with a fuel-burning appliance. If the cottage runs on oil or LPG, the tank should be full before the first booking. A boot rack, a dog towel, a drying rail and a doormat inside the back door save the cleaning company an hour at every changeover.
Pricing a winter in the Forest
Christmas and New Year are priced on their own, and usually sell first. Weekends from November to March are priced for two and three-night breaks. Midweek nights in January and February rarely fill with short stays, so we offer them as weekly and monthly lets at a rate that reflects fewer changeovers and lower cleaning costs. We agree with you whether heating is included in a monthly rate or capped, because a stove and a radiator running all day in February is a real cost.
Weeks and months on Flexiestays
Every property we manage is also listed on Flexiestays, the group's own platform and Bournemouth's number one platform for winter and long stays. The Forest is outside Bournemouth, so we list your house there alongside our Bournemouth homes, where guests looking for weeks and months already search. Flexiestays charges only 8% on the bookings it brings, so a two-month stay found there costs you less to win.
Rules and costs for a winter owner
New Forest District Council has charged a 100% second homes premium since April 2025. Winter lettings count towards the business rates test, which needs 140 nights available and 70 actually let in the previous 12 months. Stays of 28 nights or more are treated differently: they may not count towards that test, and a guest who makes the house their main home can raise tenancy questions, so we use the right agreement for the length of each stay. The the New Forest letting market
A National Park of open heath, ancient woodland and grazed lawns where commoners' ponies and cattle roam free. Thatched cottages, village houses, converted barns and lodges let to families, walkers, cyclists, riders and dog owners from Easter to the end of October, with Christmas and winter weekends for couples. Planning rules keep new holiday accommodation scarce.
Winter in the New Forest is not a closed season, but it is a different one. The families and cyclists of summer give way to couples booking fireside weekends, dog owners who have the heaths largely to themselves, households coming for Christmas in a thatched cottage, and people who need somewhere for weeks rather than nights: contractors, staff on placement, families visiting older relatives and homeowners between moves.
The houses that win in winter are warm before they are pretty. A working log burner or wood stove, heating that copes with an old cottage, reliable wifi, off-road parking and a utility room or porch where wet coats, boots and dogs can dry are what a November guest checks for. A cottage that is cold or draughty in January collects the kind of review that costs bookings in July.
Midweek demand thins out after New Year, so the calendar works best as a mix: short breaks at weekends and around Christmas, and longer stays of a week to a few months to cover the quiet stretch until Easter.
What brings guests to the New Forest
- Free-roaming ponies, cattle and donkeys. Commoners turn their animals out on the Open Forest, which is fenced from the farmland around it by stock fences and cattle grids. Seeing ponies on the lawns and in the village streets is the reason many families book.
- Waymarked cycle routes. More than 100 miles of waymarked routes, much of them on traffic-free gravel tracks, link the villages and the stations at Ashurst, Brockenhurst and Sway. Cyclists book short breaks and want secure bike storage.
- Dog walking country. Dogs are welcome on the Open Forest if kept close and under control, with extra care in the ground-nesting season from 1 March to 31 July. Pet-friendly cottages with enclosed gardens are in steady demand.
- New Forest and Hampshire County Show. A three-day agricultural show at New Park near Brockenhurst at the end of July (28 to 30 July in 2026). It fills accommodation across the Forest in the busiest week of the summer.
- Main line railway. Brockenhurst, Sway and Ashurst New Forest stations are on the South Western Railway line between Bournemouth, Southampton and London Waterloo, so guests can arrive without a car and hire bikes.

Is there real winter demand in the New Forest, or only Christmas?
More than Christmas, though Christmas and New Year are the strongest dates. Autumn colour carries into November, the pannage season puts commoners' pigs out on the Forest in autumn, and dog walkers book all winter because the heaths are quiet. January to early March is the thinnest stretch for short breaks. That is where week-long and monthly stays matter, from contractors, people on placement and families visiting relatives in the villages.
What makes a Forest cottage book well between November and March?
Warmth first. A log burner or wood stove that is swept and serviced, heating that keeps every room comfortable, and a clear photo of both. Then the practical things winter guests ask about: off-road parking, a porch or utility room to dry boots and dogs, an enclosed garden, and wifi strong enough for a video call. Thick curtains and a well-lit path from the car matter more on dark Forest lanes than they do in summer.
How do you price winter weeks and months?
Christmas and New Year are priced as events, with their own minimum stays. Outside them, winter weekends are priced for short breaks and midweek nights are opened to longer stays. For a week or a month we quote a weekly or monthly rate that reflects fewer changeovers, and agree with you whether heating and electricity are included or capped. Every rate is reviewed daily against the bookings we can see.
Does a winter let help with the New Forest second homes premium?
It can. Since 1 April 2025, New Forest District Council has doubled the council tax on furnished homes where nobody lives as their main home. Where a property was offered for at least 140 nights and taken for at least 70 over the past 12 months, it is rated as a business instead. Winter bookings count towards those nights, though very long single stays may not. Your accountant and the council can confirm which applies to you.
Can I put in a new wood burner for winter guests?
Usually, but check first. Inside the National Park, which is planning territory for the New Forest National Park Authority, a flue on a wall or roof slope that faces a road and forms the front or side of the house is not permitted development and needs consent. Listed cottages need listed building consent for most changes. Whatever you install should be fitted by a registered installer and covered by your insurer.
