BCP Council charges a 100% premium on furnished second homes unless the flat qualifies for business rates by being available to let for 140 nights and actually let for 70 in a year. You need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests.

The local market

The East Cliff letting market

The clifftop district east of the pier: Victorian villas, large hotels and purpose-built and mansion-block apartments between the Lansdowne and the sea. It lets mainly as one and two-bed flats to couples, older guests and short-break visitors arriving by train, with a long season and leases that need reading first.

On Airbnb the East Cliff is a crowded, flat-heavy market that competes directly with the hotels along the clifftop. A one or two-bed apartment wins on a kitchen, more space and a better price per night for stays of three nights or more; it loses if the photographs are dark or the check-in is complicated.

Building rules shape every listing. Many East Cliff blocks are leasehold, with covenants that limit short lets, managing agents who watch for key safes and luggage in the lift, and neighbours who live there all year. A listing that ignores the block does not last.

What brings guests to East Cliff

  • Clifftop between the pier and the town centre. East Cliff sits above the beach east of Bournemouth Pier, with the town centre and the Lansdowne behind it and the railway station a walk inland. Guests can arrive by train and never need a car, which suits short breaks all year.
  • Russell-Cotes Art Gallery and Museum. The clifftop villa built for Sir Merton and Lady Russell-Cotes in 1901, on East Cliff Promenade, is one of the town's best-known attractions and gives couples and older visitors a reason to come outside the beach season.
  • Hotels and the hotel trade. Several of Bournemouth's large hotels stand on the East Cliff, so the district is already where visitors expect to stay. Apartments compete with them on space and kitchens for stays of three nights or more.
  • The cliff, the zig-zags and the closed lift. The East Cliff Lift has not run since a landslip in 2016 and BCP Council says it will not be reinstated in the current stabilisation scheme. Access to the beach is by the zig-zag paths and slopes, which matters to guests with limited mobility.

Airbnb management in East Cliff: questions

My block's lease restricts short lets. Can I still host on Airbnb?

Read the lease first. Many East Cliff leases require use as a private residence, and in 2016 the Upper Tribunal held that short lets can breach that covenant. Some bar holiday letting outright; others allow it with the freeholder's consent. A solicitor should confirm what yours says. Hosting in breach can lead to action by the freeholder, so we will not list a flat until you have checked.

How does an East Cliff Airbnb compete with the hotels?

On what a hotel room lacks: a kitchen, a separate living room, a balcony, space for a family and a lower cost per person over several nights. The listing should lead with those, show the view if there is one, and set minimum stays that favour three nights or more at busy times. A one-night stay is usually where the hotels win.

I already have an East Cliff listing. Can you co-host it?

Yes. If the listing is good we join as co-host, so the reviews and any Superhost history stay with it. We take over pricing, messaging, check-ins and changeover coordination, and refresh the photographs and text where they are holding the listing back. We only start a new listing when there is little worth keeping.

How do guests get in without upsetting the building?

Check-in is planned around the block's rules. We agree with you, and where needed the managing agent, how keys are handed over, explain to every guest where to park, how the entry system works and where the bins go, and ask them to keep noise down in shared areas. Guests can reach us 24 hours a day, so a problem in the corridor is ours to fix.

What should the listing say about the beach?

That the East Cliff Lift is closed. It has been out of action since a landslip in 2016, and BCP Council has said it will not be reinstated in the cliff works due to start in September 2026. The way down is by the zig-zag paths, which are steep. Saying so in the listing avoids poor reviews from guests who expected a lift.
