Talbot Woods is Bournemouth's area of big houses: detached homes from the late Victorian years to the 1930s, set back on wide avenues under mature trees, in the Meyrick Park and Talbot Woods Conservation Area. For an owner, that makes it a place to let a whole house to a group, not a flat to a couple. What lets well in Talbot Woods
The houses are the product. Most are detached, with four or more bedrooms, a garden and space to park, on roads such as Talbot Avenue and Glenferness Avenue in the BH3 postcode, with some homes towards Meyrick Park in BH4. Guests pay for:
- Bedrooms and bathrooms enough for two or three households under one roof.
- A garden for children and a table big enough for everyone to eat together.
- Parking for more than one car, which flats nearer the sea rarely offer.
- Quiet. The avenues are residential and calm at night.
What guests do not get is the beach on the doorstep. The listing has to say plainly that the sand is a short drive or bus ride away, and the photographs should lead with the rooms and the garden. A house sold honestly on space gets better reviews than one stretched to look like a seaside cottage.
How the Talbot Woods year runs
Summer is still the peak. Families book full weeks in the school holidays and use the house as a base for the beaches, Poole Harbour and the New Forest. Easter, the May bank holidays and the October half term are shorter peaks.
Outside the holidays the demand comes from reasons to be in this part of Bournemouth. Meyrick Park opened in 1894 with the first municipally owned golf links in the country, and golf groups book long weekends. Bournemouth University's Talbot Campus is about a kilometre away on Wallisdown Road, so parents arrive at the start and end of term, and families come for graduation, which the university holds at the Bournemouth International Centre in November. Family celebrations fill weekends all year, and Christmas and New Year suit a large house well.
In the quieter months we combine short stays with mid-term lets to families between homes or staff relocating to the area, so the house does not sit empty from January to March.

The guests are groups and extended families who need the space, people visiting Bournemouth University's Talbot Campus, and golfers at Meyrick Park. They book fewer, longer stays, and each booking is worth more than a flat's.
The trade-off is distance from the sand. A Talbot Woods house will not win the guest who wants to walk to the beach, so it has to be listed for what it is: room for everyone, quiet streets and parking, with the beach a short drive away.

What brings guests to Talbot Woods
- Large houses in a conservation area. The Meyrick Park and Talbot Woods Conservation Area (designated 1988) is mostly substantial detached houses in mature gardens. Few parts of Bournemouth offer this much space under one roof, which suits extended families and groups who would otherwise book two flats.
- Meyrick Park and its golf course. Meyrick Park opened in 1894 with what is described as the country's first municipally owned golf links. It brings golfers and walkers, and its paths are a green route into the town centre on foot.
- Bournemouth University, Talbot Campus. The university's Talbot Campus on Wallisdown Road is about a kilometre away. Parents at the start and end of term, visiting academics and families attending graduation look for quiet houses nearby.
- Talbot Heath and Talbot Heath School. Talbot Heath, a protected heathland reserve, lies to the west, and the independent Talbot Heath School is in the area. Walkers, visiting families and school-related stays add bookings outside the summer.

Is Talbot Woods too far from the beach to work as a holiday let?
It works for a different guest. Families of eight or ten, or two generations travelling together, struggle to find one property big enough near the sea, and Talbot Woods houses are large. They accept a short drive or bus ride to the beach in return for a garden, parking and a quiet street. We list the house on space and setting, and price it for whole-house stays rather than against seafront flats.
My house is in the Meyrick Park and Talbot Woods Conservation Area. Does that affect letting?
Letting itself is not a planning matter in most cases, but the conservation area controls some changes you might make for guests. Demolition and some exterior alterations need consent, and work to trees needs six weeks' notice to the council. If you plan a garden room, new parking or an outdoor hot tub structure, check with BCP Council planning before you buy or build anything.
Who books a large house in Talbot Woods?
Mostly groups that need several bedrooms: extended families on holiday, families gathering for a wedding or a birthday, parents and relatives at Bournemouth University's graduation or the start of term, and groups of golfers playing Meyrick Park. Stays tend to be longer than in a central flat, often a week in summer and three or four nights out of season.
