Talbot Woods is where Bournemouth keeps its big houses: detached homes on wide, tree-lined avenues such as Talbot Avenue, built from the late Victorian years to the 1930s in the Meyrick Park and Talbot Woods Conservation Area. In summer they let to groups using them as a base for the beaches. In winter the guest changes to someone who needs a substantial home for a month or a term, and our winter let management service is about reaching that guest.

Winter guests for a Talbot Woods house

  • Relocating professionals. Senior appointments at the Royal Bournemouth Hospital, the universities and employers across Bournemouth and Poole often bring a family, and a large furnished house lets them arrive before they buy.
  • Visiting academics. Bournemouth University's Talbot Campus on Wallisdown Road is about a kilometre away. The spring term brings visiting lecturers and researchers who want a quiet house within reach of campus.
  • Families mid-renovation. Talbot Woods houses are often extended or refurbished, and their owners need a similar house nearby while the work is done, sometimes paid for by an insurer after damage.
  • School-related stays. The independent Talbot Heath School is in the area, and families relocating for it may need a house while they settle.
  • Christmas groups. Grown-up children and grandchildren coming home to Bournemouth need more beds than most family homes have.

Making a big old house winter-ready

The houses that win long winter stays here are warm ones. Before November we check the boiler, every radiator and the bedrooms at the cold end of the house, and look for draughts at doors and sash windows. In a conservation area, changes to windows and the outside of the house may need consent, so internal measures such as secondary glazing, heavy curtains and thermostatic valves come first. Winter guests also want a study or a quiet room for calls, fast wifi through the whole house, a dryer and parking for two cars. Meyrick Park's paths and Talbot Heath are worth naming for a family on a long stay.

How winter pricing works here

Christmas and New Year are a short peak, priced by the week for family gatherings. From January we set monthly totals with bills included, built from what your house actually costs to heat, and weekly rates for guests who are not sure how long they need. Prices are reviewed daily. One long booking from early January to Easter is usually the best outcome for a large house, since every extra changeover means a long, costly clean.

Flexiestays and the long-stay guest

Relocating families and visiting academics often search Flexiestays first: it is Bournemouth's number one platform for winter and long stays, and it charges only 8% on the bookings it brings. Your house also appears on Airbnb, Booking.com, Vrbo and 20+ channels, where Christmas groups book.

The summer that follows

Large houses are booked early for summer, so winter long stays here end before the Easter holidays and the school-holiday weeks go on sale in good time. How that summer is run is on holiday let management in Talbot Woods, and the listing approach on Airbnb management in Talbot Woods.

Rates, tax and the 28-night line

Talbot Woods is under BCP Council, which charges a 100% council tax premium on furnished homes that are nobody's main residence. A house available to let for 140 nights and actually let for 70 is assessed for business rates instead. Stays of 28 nights or more may count differently for that test, and a family who make the house their home could become tenants, so we set each stay up on the right agreement. See holiday let tax after FHL and holiday let regulations in England.

Our role and the fee

We list, price and vet, answer guests at any hour, manage check-ins and inventory checks and inspect through each long stay. Large-house cleans, linen and repairs are carried out by local companies we recommend, paid by you, or by your existing contractors. Our commission is 16% of booking revenue, with no monthly charge; see pricing and how it works. Elsewhere inland, see winter lets in Queens Park and Moordown.

Our difference

Full in summer. Earning in winter too.

Most holiday lets in Talbot Woods go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.

  • Flexiestays charges only 8% on the bookings it brings
  • Winter stays of a week to several months
  • Long stays fill the gaps between summer seasons
The local market

The Talbot Woods letting market

A quiet inland conservation area of large detached houses on wide, tree-lined avenues, built from the late Victorian years to the 1930s, between Meyrick Park and Talbot Heath. It lets as a family home for groups, longer stays and visits linked to the university, schools and golf, rather than as a beach base.

Talbot Woods is a conservation area of large detached houses between Meyrick Park and Talbot Heath, and its winter guests are the people who need that kind of house for a while. Senior staff relocating to Bournemouth with a family, academics visiting Bournemouth University's Talbot Campus about a kilometre away, and local families whose own house is being renovated all book here between November and March.

These are long, careful bookings. Guests plan ahead, stay for a month or more and judge the house as a home: is it warm, is there a study, will the children have room. Christmas and New Year add a short peak of family gatherings who need many beds under one roof.

The challenge is the house itself. Late Victorian to 1930s homes are expensive to heat and slow to warm, and a long stay shows up every draught. Owners who invest in warmth before winter get the long bookings; those who do not are left with short Christmas stays.

What brings guests to Talbot Woods

  • Large houses in a conservation area. The Meyrick Park and Talbot Woods Conservation Area (designated 1988) is mostly substantial detached houses in mature gardens. Few parts of Bournemouth offer this much space under one roof, which suits extended families and groups who would otherwise book two flats.
  • Meyrick Park and its golf course. Meyrick Park opened in 1894 with what is described as the country's first municipally owned golf links. It brings golfers and walkers, and its paths are a green route into the town centre on foot.
  • Bournemouth University, Talbot Campus. The university's Talbot Campus on Wallisdown Road is about a kilometre away. Parents at the start and end of term, visiting academics and families attending graduation look for quiet houses nearby.
  • Talbot Heath and Talbot Heath School. Talbot Heath, a protected heathland reserve, lies to the west, and the independent Talbot Heath School is in the area. Walkers, visiting families and school-related stays add bookings outside the summer.

Questions owners ask

Winter let management in Talbot Woods: questions

Who books a Talbot Woods house between November and March?

People who need a large, quiet house for a month or more. Relocating professionals with families, visiting academics at Bournemouth University's Talbot Campus, families whose home is being renovated or extended, and relatives in town for a long visit make up most of the winter. Christmas and New Year bring groups who want everyone under one roof. Few holidaymakers book here in winter, and we do not price as if they will.

Does the university bring winter bookings to Talbot Woods?

It can. The Talbot Campus on Wallisdown Road is about a kilometre away, and the start of the spring term brings visiting lecturers and researchers who need a furnished home for a term or part of one. Bournemouth University has held its graduation ceremonies at the Bournemouth International Centre in November, which brings families for a few nights. We check those dates each year before pricing.

My Talbot Woods house is expensive to heat. Can a winter let still pay?

Yes, if the monthly price is built on the real cost. We quote long stays with heating, electricity, water and wifi included, and we use your actual winter bills to set the figure. Draught-proofing, a serviced boiler, thermostatic valves and a smart thermostat protect the margin. Because the conservation area controls some exterior changes, check with BCP Council before replacing windows.

Can families renovating their own home nearby rent my house?

They are one of the best winter guests for Talbot Woods. Large houses in the area are often extended or refurbished, and the owners need somewhere of a similar size close to schools and work for a few months. Some of these stays are paid for by insurers after damage to the family's own home. We agree the length, the terms and who is paying before the booking is confirmed.

What about Talbot Heath School families?

Families moving to the area for a place at the independent Talbot Heath School, or visiting during term, sometimes need a furnished house nearby while they settle. Their stays tend to follow the school calendar, so we price around term dates and half terms. We describe the location and walking routes accurately and leave admissions and catchment questions to the family and the school.

Do long winter stays in Talbot Woods affect business rates or create a tenancy?

They can do both if they are not set up properly. Stays of 28 nights or more may count differently towards the business rates letting test, and a family who make the house their only home could become assured tenants under the Renters' Rights Act. Company and insurer-funded stays are usually arranged differently. We use an agreement that fits each stay, and you should take legal advice.

Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
