Our office is at 557 Charminster Road, so Charminster is the district we know best in winter, and it behaves differently from the coast. Demand does not fall off in November, because the hospital keeps winter busy. What the Charminster winter guest needs

Hospital shifts start early and end late, so self check-in, blackout blinds, a quiet bedroom and heating on a timer matter more than décor. A small, well-finished flat with parking fills most easily. Longer stays need a washing machine, a fridge freezer big enough for a week's shopping from Castlepoint, and wifi for calls home. Houses converted to flats along Charminster Road can be noisy at the front, so we say which way the bedroom faces.

Council tax, business rates and the 28-night line

BCP Council has charged a 100% council tax premium on furnished second homes since April 2025. A self-catering property available for 140 nights and let for 70 can be rated as a business, but lets of more than 28 nights do not count towards the 70. The local market

The Charminster letting market

A residential district north of the town centre, built from the 1880s, with late Victorian and Edwardian houses, many converted to flats, along and off Charminster Road. It lets to hospital staff, contractors, students' families and long-stay guests more than to holidaymakers, so demand is steady through the year and light on seasonality.

Charminster's winter is driven by the Royal Bournemouth Hospital on Castle Lane East, a short drive or bus ride up Castle Lane. Since the BEACH building opened in March 2025 it has been Dorset's major emergency hospital, with maternity, neonatal and children's care on the same site. A hospital of that size relies on agency and temporary staff all year, and in winter they are joined by families with a relative on a ward who need somewhere close for days or weeks.

Alongside the hospital, the district takes contractors, people relocating who arrive at Bournemouth station at its southern end, and families visiting relatives over Christmas. Charminster Road's restaurants and food shops and Castlepoint's superstores mean a long-stay guest can live normally.

Bookings are short-notice and stay lengths are unpredictable. A flat that can take a guest tomorrow for two nights or three months, with self check-in and parking, does better than one waiting for a holiday booking.

What brings guests to Charminster

  • Charminster Road. The town's most international restaurant street, with Indian, Turkish, Tunisian and Italian kitchens alongside food shops and launderettes. Self-catering guests have everything within a walk, which is one reason longer stays settle here.
  • Royal Bournemouth Hospital. The hospital is on Castle Lane East, a short drive or bus ride from Charminster. It generates bookings from agency and visiting staff, and from relatives of patients who need a base for days or weeks.
  • Bournemouth station and the Lansdowne. Bournemouth station and the Lansdowne, where Bournemouth University has its town campus, lie at the southern end of the district. That brings rail arrivals, course attendees and visiting parents who do not need a sea view.
  • Castlepoint and Castle Lane. Castlepoint, the shopping park with the area's two full-size superstores, is on Castle Lane West beyond the top of Charminster Road. It is practical for families on long stays and for guests relocating to the area.

Does the Royal Bournemouth Hospital bring winter bookings to Charminster?

Yes, through the winter as in the rest of the year. The hospital on Castle Lane East is Dorset's major emergency hospital since its BEACH building opened in March 2025, with maternity, neonatal and children's services on the site. Agency and placement staff, and relatives of patients, look for flats close by, often at short notice and for open-ended stays. Charminster is a short drive or bus ride away.

How much notice do hospital guests give?

Often very little. A relative may book the day a patient is admitted, and agency staff sometimes confirm a placement a few days before it starts. We keep the calendar open close to the date, use self check-in so a late arrival is not a problem, and plan cleaning so the flat can be ready the same day where possible. Guest support runs 24 hours a day.

What stay length should a Charminster winter let accept?

A wide range. Hospital and family stays run from two nights to several weeks, and placements and contractor jobs from a month to three. We keep the minimum short in winter, set weekly and monthly rates so longer stays are rewarded, and agree the end date and the right agreement before a long stay begins. Christmas week carries a higher rate for visiting families, and short stays are kept in the mix so the business rates test is not lost.

Is parking a problem for Charminster winter guests?

It depends on the street. Charminster Road itself is busy, and many side roads rely on street parking, while some converted houses have a forecourt or a drive. Hospital shift workers and contractors usually arrive by car or van, so a space is a strong selling point. We state exactly what parking comes with the flat and where else to park, and put a space in the listing title if there is one.

How do month-long hospital stays affect council tax in Charminster?

They keep the property earning but do not count towards business rates. A self-catering property needs to be available for 140 nights and let for 70 in the year, and only lets of 28 nights or less count towards the 70. Without that, a furnished second home pays council tax with BCP Council's 100% premium, so we keep shorter hospital and family stays in the mix.
