Lilliput lies on the harbour shore between Parkstone and Sandbanks, with Salterns Marina, Evening Hill and the art deco and modern houses that make it one of Poole's most valuable corners. Winter let management in Lilliput starts from a plain fact: the area is quiet from November to March. What winter on the harbour shore is like

The kitesurfers and windsurfers who use Whitley Lake in the warmer months are fewer. Sailing slows down. The car parks towards Sandbanks are empty, and the road along the shore is quiet. In exchange, the harbour has its winter population of waders and wildfowl, and the view across to Brownsea Island is often sharper than in summer haze.

The houses that suit a winter guest

  • Harbour-view apartments with lifts and parking, for couples and single professionals.
  • Anything with a properly heated living space, good wifi and a place to work.

A big glass room facing west is a summer asset and a winter test. If it is cold, reviews will say so, and we would rather tell you first.

Who comes

Christmas and New Year. Families gathering in a large house near the water, at short-peak prices.

Long stays from January. People relocating to Poole or Bournemouth, households whose own nearby home is being rebuilt, buyers waiting to complete and remote workers who want a month with a view. Marine professionals working around the harbour's boatyards are a smaller group.

Birdwatchers and walkers. Short breaks, usually at weekends, for the harbour's winter birdlife and the Purbeck coast beyond the chain ferry.

Pricing for a quiet season

We set weekly and monthly rates for January to March, include utilities in longer stays and price Christmas and New Year separately. Rates are reviewed daily and compared with similar houses in Lilliput and Sandbanks. Each home is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where people planning a month by the harbour look; Flexiestays charges only 8% on the bookings it brings.

Storm season on the harbour shore

Winter gales come up the harbour from the south west, and a waterside house takes the weather first. Before a long winter stay we check that garden furniture is stored, gutters and drains are clear, any boat, kayak or paddleboard store is locked, and the guest knows where the stopcock and the fuse board are. Regular inspections through the winter mean small problems are found early rather than after a storm.

Costs and rules

Lilliput homes come under BCP Council, which charges double council tax on furnished second homes, a large figure on a big harbourside house. Business rates take over where a home was available to let on 140 nights in the year and let on 70. Nights in stays of 28 or more may not count towards that test in the same way, and a months-long stay can raise tenancy questions, so we use an agreement suited to each booking. The local market

The Lilliput letting market

A small harbourside district between Parkstone and Sandbanks. Detached houses, including art deco homes from the late 1920s, and modern waterfront apartments let to sailing families, couples and guests who want Sandbanks close by from a quieter address. It is a summer-led market in which harbour views and parking sell the listing.

Lilliput is a summer and sailing market, and the honest view of its winter is that it is slow. The watersports on Whitley Lake thin out, the sailing calendar winds down and short-break demand in January and February is limited. A house here should not be priced for winter as if it were August.

What Lilliput offers a winter guest is space, quiet and the harbour itself. Poole Harbour holds tens of thousands of wintering waders and wildfowl, and the views from Evening Hill to Brownsea Island and the Purbeck Hills are at their clearest on a cold, bright day. Large houses with parking and gardens suit families relocating to Poole, households whose own home is being rebuilt, and people who can work remotely for a month.

The plan is a small number of long stays at a fair rate, plus Christmas and New Year, rather than chasing weekends.

What brings guests to Lilliput

  • Salterns Marina. The marina and its harbourside hotel are in Lilliput, with berths on Poole Harbour. Boat owners, crews and their guests need accommodation close by through the sailing season.
  • Evening Hill and the harbour shore. Evening Hill is a well-known viewpoint across Poole Harbour to Brownsea Island and the Purbeck Hills, and the shallow water below it is used by windsurfers and kitesurfers. Harbour views are the main selling point of listings here.
  • Sandbanks next door. Sandbanks Beach and the chain ferry to Studland are a short drive, bus ride or walk along the shore road. Lilliput gives guests the same beach from a base with easier parking.
  • Compton Acres and Parkstone Golf Club. The gardens at Compton Acres and the golf course on Links Road are both on Lilliput's edge. They add garden visitors and golfers in spring and autumn.

Can a Lilliput house earn anything between November and March?

Yes, though less than in summer and in a different way. Christmas and New Year bring family bookings for larger houses. From January, the realistic target is one or two stays of several weeks: people relocating, households between homes and remote workers. Weekend breaks happen, but not often enough to rely on. We give you a frank view of your property's winter before you commit to it.

What makes a Lilliput home attractive to a winter guest?

Warmth, space and the view. A large glazed room facing the harbour is a selling point in February if it is properly heated, and a problem if it is not. Guests on long stays also look for a good kitchen, a washing machine and dryer, fast wifi, a desk and a driveway. We photograph the property in winter light and describe the heating honestly.

Do birdwatchers come to Poole Harbour in winter?

They do. Poole Harbour is an important wintering site for waders and wildfowl, and Birds of Poole Harbour runs winter boat trips from Poole Quay to see them. Most birdwatchers book short stays rather than months, so they add the odd weekend rather than fill the calendar. We mention the harbour's winter birdlife in listings because it is true and it appeals to the right guest.

Who books a Lilliput house for a month in winter?

Families moving to Poole or Bournemouth who want to settle children into school before buying, owners of nearby homes that are being renovated, people waiting on a purchase, and professionals who can work from anywhere and want the harbour for a while. Marine professionals visiting the harbour's boatyards and marinas can be another. They book on Flexiestays as well as on Airbnb and Booking.com.

Does BCP Council's second homes premium apply in Lilliput?

Yes. BCP Council has charged a 100% premium on furnished second homes since 1 April 2025, which on a large Lilliput house is a significant cost. Business rates can replace council tax where the house has been available to guests on 140 nights in a year and booked on 70. Stays of 28 nights or more can count differently towards that test, so take advice before planning a winter of long stays.

Will a winter let interfere with the sailing season?

No. Each winter stay has a fixed end date agreed before booking, normally before Easter, so spring regattas, the sailing season and the school summer holidays stay open. Summer weeks are on sale from the autumn, and we never shorten a peak week to fit a winter booking. If you keep a boat at Salterns or sail from the clubs, your own spring dates go in the calendar first.
