In most of the BCP area, winter is the off season. On Stanpit Marsh it is the season, when the geese and ducks are on the harbour. Stanpit homes for a winter booking

The village is mostly bungalows and family houses close to the marsh, the Ship in Distress and the harbour shore.

  • Within a walk of the marsh. The first thing a birdwatcher checks. Distance to the reserve car park belongs in the listing title.
  • Bungalows with parking. Level, easy to heat and quick to reach the A35. The type families visiting relatives ask for.
  • Larger family houses. Room for a contractor team or a relocating family with children.

Winter sells on practical things: heating that copes with an east wind off the harbour, a drying space, broadband and a parking space.

The Stanpit winter season

Autumn migration brings the first birdwatchers in October. Through November and December the wildfowl numbers build, and walkers follow the harbour shore towards Mudeford. Christmas brings families to relatives in Christchurch. January and February are slow for holiday breaks in general, but the marsh keeps weekend demand going, and long stays fill the weeks between. March brings the spring migrants and the sailing clubs start to stir.

We price three ways in winter: a weekend rate for birdwatchers and walkers, a weekly rate, and a monthly rate that reflects fewer changeovers. Rates are reviewed daily as enquiries arrive.

When the spring arrives, the winter guests should be gone. Long stays are agreed with an end date before arrival, normally ahead of Easter and the start of the sailing season on the harbour, and your own dates stay blocked in the owner portal. If a family asks to extend because a parent's recovery is taking longer, we check the spring and summer calendar before we answer, and only agree what fits.

What the council and the law expect

Council tax is set by BCP Council, which doubles it on furnished second homes. The property moves to business rates if it was available for 140 nights and let for 70, and lettings over 28 nights do not count. The local market

The Stanpit letting market

A residential village on the north shore of Christchurch Harbour, about a mile east of Christchurch town centre, between Purewell and Mudeford. Bungalows and family houses next to Stanpit Marsh nature reserve let to birdwatchers, sailors and families who want the harbour and Mudeford Quay without paying Quay prices.

Stanpit has something most of the coast lacks in winter: a reason to visit. Stanpit Marsh, the 65-hectare reserve on the north shore of Christchurch Harbour, is at its busiest with birds from late autumn to early spring. Brent geese arrive from Siberia and northern Russia, and the harbour holds large numbers of wigeon and teal. Birdwatchers come for long weekends and the odd full week, usually couples, usually out early.

Beyond them the village shares Christchurch's working winter. Stanpit is about a mile from the town centre, between Purewell and Mudeford, with the A35 close by for the Royal Bournemouth Hospital and the airport at Hurn. Relatives of older residents, contractors and remote workers book its bungalows and family houses for weeks.

That gives a Stanpit owner two kinds of winter guest to balance: short-stay birdwatchers and walkers, and long-stay visitors whose bookings matter for the business rates test.

What brings guests to Stanpit

  • Stanpit Marsh nature reserve. A 65-hectare reserve of salt marsh, reed beds, mud flats and scrub on the harbour shore, a Local Nature Reserve since 1964 and an SSSI since 1986. It is one of the best-known birdwatching sites on the coast, which brings guests in spring, autumn and winter.
  • Christchurch Harbour and sailing. Three sailing clubs use the harbour: Highcliffe Sailing Club on Mudeford Quay, Mudeford Sailing Club on the north shore and Christchurch Sailing Club by Place Mill. Dinghy sailors, paddleboarders and their families book around club events and the summer holidays.
  • Mudeford Quay and Avon Beach. The Quay, its ferry to the Mudeford Sandbank and the sand at Avon Beach are within about a mile. Guests get the harbour-mouth days out from a quieter, residential base.
  • Christchurch town and the Ship in Distress. Christchurch Priory, the Quay and the high street are a short drive or bus ride west. In the village itself the Ship in Distress, a pub of more than 300 years with a smuggling history, serves locally caught fish.

When do birdwatchers book in Stanpit?

From the autumn migration through to early spring, with the winter months bringing the wildfowl. Brent geese are a feature of the marsh in winter, often counted in the hundreds, alongside wigeon, teal and waders on the harbour. Most birdwatchers book two to four nights, often midweek, and they plan around tides. We keep winter weekends and some midweek gaps open to them.

What should a Stanpit listing tell a winter birdwatcher?

How far it is on foot to the marsh entrance and the car park, that dogs must be on leads in the reserve but can run on the recreation ground next to it, and where to dry wet gear. Early risers want a self check-in and a kitchen they can use at dawn. A shelf of local guides and a tide table cost little and earn reviews.

Can a Stanpit house take a month-long winter stay?

Yes, and many should. Contractors working at Bournemouth Airport and its business parks, families staying near a relative in Christchurch, and people between homes all book for weeks. We set a monthly rate below the weekly one, agree the dates and agreement before arrival, and keep the end date clear of the spring sailing season and your summer weeks.

Is Stanpit close enough to the hospital for visiting families?

The Royal Bournemouth Hospital on Castle Lane East is a short drive west of Stanpit along the A35 and Christchurch's roads, and Christchurch Hospital at Fairmile is nearer still. Families visiting a patient value a bungalow with parking and a quiet street, both common in Stanpit. These stays often start with little notice, which is why the calendar stays open to them through the winter.

Does the second homes premium apply to a Stanpit winter let?

Stanpit is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025. A property that is available for 140 nights and let for 70 in a year pays business rates instead. Only stays of 28 nights or less count as let nights, which is one reason we keep birdwatcher weekends in the winter calendar alongside the longer bookings.
