Weymouth lives on its summer, but a Weymouth flat or house does not have to stand empty from November to March. Our winter let management fills the quiet season with New Year's Eve guests, December weekends and monthly stays from hospital staff, contractors and remote workers. Weymouth is the furthest town we cover, so we work through recommended local companies for the hands-on jobs, on 16% commission with no retainer.

The Weymouth winter

November and early December. The season starts with the Christmas lights switch-on in the town centre; in 2025 the town tried for an elf world record. Carols by the Coast are sung on the seafront, and Father Christmas visits the harbourside before Christmas.

New Year's Eve. The big night. Weymouth's fancy dress New Year has been described as the largest in the UK, and visitors come in groups for two or three nights.

January to March. The seafront is quiet and the harbour belongs to the fishing boats. Walkers head for Portland, the Nothe and the Jurassic Coast on bright days, the February half term brings families, and long stays carry the rest.

Stock that suits the cold months

Weymouth's range is wide: apartments in Georgian seafront terraces, harbourside cottages and suburban family houses in Preston, Radipole and Wyke Regis. In winter the questions are practical. Does the heating keep a high-ceilinged seafront room warm? Do the sash windows rattle in a south-westerly? Is there parking, or is the station close? Is the wifi good enough for a full day of video calls? A flat that answers yes to all of these can let through the winter; one that does not will earn poor reviews in January however good its view.

How we price it

New Year's Eve and the December weekends are priced by the night, with minimum stays and house rules for groups. From the first week of January the price is set weekly and monthly. Monthly guests pay less per night than New Year visitors, but the property is let every night and needs one changeover, not several, which cuts what you pay the cleaning company. Prices are reviewed daily.

Council tax and how we run it

The local market

The Weymouth letting market

A traditional resort roughly midway along the Jurassic Coast. Georgian seafront terraces converted into apartments and guest houses, harbourside cottages and suburban family houses give a wide range of stock. Family beach weeks dominate the summer; sailing events, triathlon and coast walkers add spring and autumn bookings, and winter is quiet.

Weymouth's summer is long and loud, and its winter is quiet, with one exception. New Year's Eve is the town's biggest night out of the cold season: by long tradition much of Weymouth goes out in fancy dress, the pubs on the seafront and harbour stay open late, and visitors book the town for it. December adds a Christmas lights switch-on, carols on the seafront and Father Christmas around the harbour.

The rest of the winter depends on work and long stays. Dorset County Hospital in Dorchester is about eight miles away, and agency and newly appointed staff need somewhere for a month or more. Remote workers want a sea view at an out-of-season price, and the station, the terminus for trains from London Waterloo and Bristol, makes Weymouth easy to reach without a car.

What brings guests to Weymouth

  • Weymouth Beach and Esplanade. A long, sheltered sandy bay with shallow water, backed by a Georgian esplanade. It is one of the south coast's main family beaches, and school holiday weeks are the core of the letting year.
  • Harbour and Nothe Fort. The working harbour, with its fishing fleet, quayside pubs and restaurants, and the Victorian Nothe Fort above it give visitors plenty to do away from the sand. Harbourside properties take short breaks in every season.
  • Sailing at Weymouth and Portland. The National Sailing Academy on Portland Harbour hosted the 2012 Olympic and Paralympic sailing and still stages national and world championships. Competitors, coaches and families book for a week or more around events.
  • IRONMAN 70.3 Weymouth. The triathlon is held each September, with the 2026 race on 20 September. Athletes and supporters fill the town for the weekend, extending the season past the school holidays.
  • Weymouth station and the Jurassic Coast. The station is the terminus for trains from London Waterloo and from Bristol. With the town about midway along the World Heritage coast, it suits car-free guests and walkers heading for Portland, Lulworth and Chesil Beach.

Is New Year's Eve really a big weekend in Weymouth?

Yes. Weymouth has a long tradition of fancy dress on New Year's Eve, and the town fills with people in costume going between the seafront and harbour pubs. Guests book flats within walking distance for two or three nights, often in groups. We open those dates early at a higher rate, with a minimum stay, and ask for a clear house rules agreement because it is a party night.

Who books a Weymouth flat for a month in winter?

Mostly people working nearby: hospital staff at Dorset County Hospital in Dorchester, contractors on jobs around Portland and the town, and remote workers who want the sea. People relocating to west Dorset and households between homes book too. They want heating that works, fast wifi, a washing machine and parking or a short walk to the station.

Which Weymouth properties let best between November and March?

Flats and houses that are warm, easy to reach and close to the station, the harbour or the town centre. Georgian seafront apartments can be beautiful and draughty, so their heating and windows need checking before winter. Harbourside cottages suit couples at weekends. Family houses in Preston, Radipole or Wyke Regis with parking suit long-stay workers. A sea view helps, but warmth matters more.

Can you manage a Weymouth winter let from Bournemouth?

Weymouth is the furthest place we cover, about 38 miles from our office, so we only take a winter let here once a recommended local cleaning company and an urgent call-out contractor are in place. Winter is when boilers fail and storms test roofs, so local help matters more than in summer. Our team handles listings, pricing, messages and 24/7 support from Bournemouth.

Does winter letting change my council tax in Weymouth?

It can. Weymouth is in Dorset Council's area, which has charged a 100% premium on furnished second homes since 1 April 2025. A property that was available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead. A winter of genuine lettings adds to the 70, which matters if your summer weeks alone fall short.

Will a winter booking eat into my summer weeks?

No. Every long stay has an end date agreed before we confirm it, so the summer holidays, the sailing events at Portland and the IRONMAN 70.3 in September stay available. Stays of 28 nights or more can be treated differently by the business rates letting test and by tenancy law, so we use the right agreement for each guest.
